Viatical Settlements and Real Estate

Scenario I: Your client owns commercial real estate that is listed for sale. A buyer proposes paying a certain sum in cash and the balance in viatical and life settlement contracts. When the contracts "mature" the total paid will be much larger than fair market value for the property. Is this a good deal?
